Probably any of the online shops like CE Shop or Aceable agent. 

The boys anyway just need a few tiny or mobile homes with a couple shops they can work on their cars, trucks and motorbikes. 

In the midwest markets I shop, cash flowing deals can be found with 1% rule or better.

I would like to shop around as I feel much of the commercial contractors have a higher estimate.

I found a lot of Lane's teaching dangerous (but so does other BP teaching), but I would not say it openly before as he's very friendly, like when he said commercial real estate is way safer than the stock market index.

Just make sure to shop around for good DSCR lenders and crunch the numbers to ensure it makes financial sense long-term.

Much safer bet would be to buy an existing home with a view in a nice neighborhood.

:(Soooo.... depending on it's age (which you didn't state); perhaps Repair the roof, then shop Ins Brokers (usually out of state ones are best!)

I'm wondering what lease clauses people are using for like remote-workers wanting their own office, or artists renting an apartment but not living there, or an online shop that just needs space for storage and a computer.
