Now, I don't work as hard in RE as a full time RE investor, but when I couple it with my full time job and my part time studies toward my master's degree (one to two classes a semester), it is a lot of work.

From what you all have said, I plan on sticking with my current job through this final college semester of mine, then going for a high income job probably in another city (whatever markets and jobs provide). 

It's not overnight like Airbnb, but STR on semester (for local university rentals) or >30 day may be worth a look for so,e property types....

Take what happened as a semester class in working with a sleaze bag, learn what you can, your tuition is paid, and never use him for anything in the future.  

We changed tactics child #4 we will pay for a semester if you do well will pay next semester (of community college) if you fail a class you will have to pay to retake.

Oh yea I forgot to mention that I have a part time job working security and also 3 semesters away from my bachelors in forensic accounting.

I am finishing up the semester and have a few offers to juggle between:1.

I stole an econ test, not for me, but for my dorm, I was seeking approval ...before I continue, most of my hardships were self-inflicted and I was 100% responsible for them happening...So I was kicked out for one semester and not allowed on campus...next semester I was given permission to get a ping pong table I bought out of my old dorm.
