You could require obedience certificates or ask to see the history from the shelter or rescue.

The properties I see the price near my area is around or above 100% of unit price (half the mortgage + @) so I don't see a reason to start with duplex. 

Does anyone actually see the open floor plan trend going in the other direction, back towards the mid century era of dark closed off living spaces? 

With nobody able to see the unit in person, I had no competition negotiating and was able to get the house for over 20% under asking whereas it should have sold for full asking or slightly over on the open market.

Some tenants will shape up if they see the new owner means business (paying rent on time, etc.), so it's important to enforce rental agreements when you take over. 

Spec now that im not shelling out down payments every few months and can see the light again haha.

Like all new startups, you have to work at it to see the results.

A lot of investors don't see the unit in person before purchasing since it's mainly for rental purposes so have your Realtor at least check it out.

My inquiries are usually satisfied to see the video before booking.
