Using high pressure sales techniques, they hock course tracks that include the Private Money Broker Certification, each starting at a "low" price, with an upsell to a higher level (price), leading up to "master" levels for much, much more.

I don't buy this for anything but solid safe investment with a Grade A tenant  IE doctor and her personal Guarantee on the lease..

And it's worked for generations and the wealthy for a very long time because mutual insurance companies understand the human lifecycle quite well (law of large numbers), they're well regulated, make safe and sound investments and in several cases have paid out dividends consecutively for over 150 years (Mass Mutual, Lafayette Life, etc).

My IRA is just a fail safe at this point and STRs are where wealth is built.

At the same time you can make reasonable returns with super safe passive investments.
