Even there I think the rice relative to rents is high compared to SFHs. 

Graduate students also live off campus, but typically in the nicer housing stock like campus square apartments or houses on quieter streets like 8th street and 1st Terrace.

There is money to be made all over SoCal but still there is a huge difference between La Cañada Flintridge and City Terrace.
