I'm sort of in the same market, but substitute the fishing lake with a petrochemical refinery and nitrogen fertilizer plant. 

I realize this thread is 9 months old, but I came across a similar MHP deal with a treatment plant and had concerns about the plant.

The best time to plant a tree is 30 yrs ago... second best time is today.You are bound to make mistakes, we all do, just keep making new ones!

I'd prefer to go this route first vs having my tenants clear all of the plants out and having to do the entire appraisals all over again. 

A bit of an ominous projection, but lets say a meat plant which employs 80% of a town of mostly renters/homeowners shuts down for six months.

At some point you need to figure if it's worth to have individual septics or waste water plant.. 

Call those people up and offer to do their homes in exchange for planting a sign in their yard, similar to the roofing or painting signs you see after someone gets a new roof or paint job.

I also see an emphasis on natural design elements (clay, linen, wood, terracotta, ), and lots of plants.

The intent of sharing that information is to help us all remain aware of potential implications as we continue monitoring trends (such as the release that was published today stating that Tyson Foods is suspending operations at multiple plants).

Between hay, timber, maybe plant an orchard, berry patch, pumpkin patch, Christmas trees, grow other ornamental or fruit trees for sale, maybe cabins or a couple RV sites or even some rustic campsites, a fishing lake, there are so many avenues to make $150 here or $500 there i think you could make it pay for itself over time
