Closings are not done the same in every state but if you're in a state where the attorney is wearing both the settlement agent hat and the title agent hat then NO, you cant procure your own search (assuming there will be title insurance).

I was now providing the agent with a service, which in return I got a portion of their commission if I procured a deal plus I would get my cut from the wholesale which wasn't very much $2-3K but each deal would GROSS $5-6K and most of time with no money out of pocket for any overhead.

With the price of solar continuing to decline, and with energy storage capacity rocketing upwards thanks to wise changes to the NEM rule, it is certainly possible that long term contracts for solar will end up being the most expensive way to procure clean kilowatt hours.
