Accept that as the worst outcome, then go to work making sure that doesn't happen.Read the book "Stop Worrying and Start Living" if you deal with chronic worry or anxiety over decisions.

Vinyl siding is starting to look oxidated, and getting a porousness to it.  

I have no anxiety about it whatsoever.I do realize that while purchasing the property, and after I purchase the property, there will be things I did not foresee, mistakes I could have prevented, evictions, late payments, things breaking etc.

Moving creates anxiety thus helping the tenant deal with those anxiety / uncertainty scenarios can certainly help to create a win win.

You seem to take it all in stride -- does this process ever cause you anxiety? 

When the few times the market is crashing and you have all this anxiety, the stock market shuts down and panic selling sets in how do you feel.  

Your anxiety will be ten fold once you actually own a property.  

Unfortunately many are only internet and podcast educated with no experience and do nothing but waste a distressed homeowners time and deepen their anxiety and apprehension for anything real estate related.

I hate the anxiety of waiting to see what may happen.
