I always make sure that the rental properties our clients purchase are outfitted with blinds and an automatic sprinkler system.The blinds protect the sheetrock and also help protect the value of the property, since a property with cardboard boxes taped in the windows is unlikely to be attractive for other's looking to buy in your neighborhood.The sprinkler system is also very important.

The best outfitted properties are mostly still doing well and the shabby ones are really struggling, so there are not a lot of corners you can cut here IMO.5 - Local laws and regulations. 

@Brad HallmarkI had a similar idea of outfitting some properties (once I get some) with solar panels.

Properly outfitting a 3 bedroom will cost $10k give or take  but like most people have mentioned is going to be more money=less time or < money=more time There will be a lot of time just organizing what goes where, hiring movers, fixing any last minute paint scrapes etc. 

@Christopher Morris -- I have a two-family in North Jersey outfitted entirely with ductless AC/heat.

His company manages on the south side, and they are a very professional outfit with a lot of experience. 

About 20 years ago an outfit out of Las Vegas ( rule number 1: never trust any company based out of Nevada or Utah) named Vestin Mortgage, went around the country raising capital to invest in hard money loans.  

It is a little tougher now during COVID because I was at different meetup groups weekly and obviously bigger pockets is a wonderful resource.If you PM me I can provide some good referrals of some handymen and outfits that might be able to help.Just curious, did you just recently purchase a 40 unit portfolio?
