Also, remind her that many of your units don't have the luxury of ceiling fans and that if it makes them feel safer, you'd be happy to install a flush mount light fixture instead.If they do decide to act against you, it's out of your hands anyway but I think if you put it this way they'll think twice about crossing you.

if there is only a small and narrow road for entry, that could pose a huge problem.You will want a survey, flood plain map, envrionmental phase I report (possibly phase II as well), and report from fire department on water pressure levels to the area and how many hydrants will be required.

As Bill mentioned, you don't want the lender to have to look at rent rates, so don't put verbiage in the OPtion to Purchase about monthly rent credit. 12 month LO, and don't put verbiage in there about the ability to renew...otherwise they will renew and never have any pressure to finance.
