However, when it comes to peak season and holiday weekends keep a close eye on your comp set and go for premium pricing for far out dates.  

I wouldn't start on the Internet for that because people can be creepy.

If it gets rented the owner will update the listing with a new available date; if this moves by 30 days or more you can reasonably assume it rented.

If after adding the additional monthly recurring costs (electricity, gas, water, internet, insurance, lawn care, snow plowing, etc.) to the standard long-term costs (Mortgage, taxes, regular insurance, etc.) the property won't net at least $100 if I can get the average rent I see on FF for that area, then the property isn't worth more investigation.

He has 800 members to date so I guess if all 800 were actively attacking the list it might not produce the results your looking for but as an investor if I could get 1 or 2 deals out of this list I might be worth it? 

I would begin marketing immediately, and mention it will be ready the date that you have very high confidence it will be available.The harder part is being selective what you show.
