Yes I do at first I'll be totally honest I was well aware of how to find the deal but placing it under contract was something I did not know how to do and it was the fear or lack of knowledge that was an obstacle for me but with studying and learning I have overcame that fear.

The integrity/honesty of the seller is crucial unless you are willing to "fold" every single time that an issue arises during escrow.

Their greed comes before honesty.
