That would make things much cleaner than a typical rent situation and you would not have to pay taxes.  

I spend a total of .4 hrs cleaning the exterior and sent professional cleaners over to give it a quick shine.

In my opinion, the crime in Manchester can't hold a candle to any comparable cities in MA and the sidewalks are much cleaner.

We use Hospitable.com for all guest messaging, canned messages, alerting our cleaner when we have a new reservation or cancellation, automatically setting the key codes for the locks. 

I am networking and building my contact list of an investors, wholesalers, agents, contractors, gardeners, handyman’s, cleaners etc...I’m not just a real estate agent.

Price is a deterent for buyers who don't have the guts/intelligence to counter it and make the deal seamless to show the seller that a lower price but a cleaner deal is the best. 

Would love to join in any groups -- we're just coming online and looking to hire cleaner / handyman in that area. 

That might look something like this.You: Find the team (realtors, lenders, cleaners, contractors) - Dad: Funds and finance the deal with 100% ownership. - You: Manage the properties for 10-15% of the revenue. - Dad: Buys multiple properties and places them in a Trust with YOU as the beneficiary. - You: Receive a healthy return on your time until the properties eventually become yours one day anyways.

PMs are an unnecessary expense. good software and automation can replace almost of what you do. good cleaner/handyman and you on the phone can handle the rest.
