The Oklahoma market has strong cash flow, where the DFW area has been exploding lately in appreciation. 

I expect Franklin to explode in the next decade.

The rental market is exploding because there is not enough properties to rent.

If you have Joe Schmoe install a gas stove and it explodes, you’ll lose everything.

It's the next gradual area of growth as Belmont exploded the past couple years.  

However, I can tell you the amount of traveling nurses in the Omaha area has exploded.

The market went crazy, none of us could have predicted it would explode like that.Second, I wouldn't cash out equity that was completely lucky because luck can just as easily swing the other way.Third, all you need is 5% down for another house hack.

The bigger the nest egg, the bigger the cash flow you can create.Again, just my opinion, just what I have done during four decades of successful real estate investing, built my real estate portfolio by buying one house at a time in growth appreciating markets and watched my equity explode while the properties paid for themselves.

Some could argue that CT is not exactly exploding with job growth (this is correct), but there are some major players here for sure..
