Hello, all. I have been entertaining the idea of investing in Las Vegas and would love to hear what others have experienced here. This thread is open to any kind of experience, for all levels of investors, and for any kind of property! Anything would help :)

12 properties, 11 SFR and 1 townhome. Nothing but awesome so far. 15 years In my average tenant stays a little over 3 years, emails less than once per year for a repair. Rents go up every renewal (I usually do 2 years at a time, if you don't know you want to stay at least 2 years I don't really want you.)

Tile roofs, stucco siding, less than 20 year old houses, zero grass, no snow, low property taxes, no rental permits or inspections, no income tax. A $250 ac repair or $1000 water heater repair once a year is about all the excitement I get. 

Started 1 eviction but they paid up all owed $’s plus next month in advance to stay. 

Tenants are families that want a garage for their car, a yard for their kids/dogs, laundry, and no neighbors sharing a wall (except 1) for a few hundred more than the average apartment.
