It's illegal to accept compensation for this activity without having a license.You can have a bird dog sign an option for the property and sell the option to the investor.Or, you can pay a bird dog per lead like $5-$10 per lead or 100-200 leads for $500.You can't pay a bird dog a commission or have the pay depend on if the deal closes.

Dog patch is not too far, but dog patch is already $1100-1200 PSF, where Bayview and the shipyard are around $700 PSF. 

My family needed a place to live for ~5 years, we couldn't rent because I have lots of kids and a giant dog, and since I'm an investor, I wanted a deal with numbers and exit strategies I could be happy with.

Assuming this property is not a dog house in a war zone you will need to shell out significant cash to buy it and you will receive the same rent  as a leveraged property.

Realistically, an applicants credit isn't as big a deal to me personally as their job, references, living situation (do they have kids, dogs, etc).

It's very difficult to do it in CA because of the way the market is and the big dogs who are your competition.
