Rent where I am is pretty cheap and not many small multi unit house hack options so for me, given that we're at the top of the market right now and my program is only 2 years; I decided that it made the most sense to continue learning REI, but focus on school and wait to invest once I have the time, money and flexibility to really devote a lot of effort to without the risk of cash tied up in a property near school that I probably wouldn't normally buy as a buy and hold cash flow property.

Sure, you can't devote your full time to it, but if you're working on one house at a time, you either contract the rehab work out or go over and work yourself when you're not at your full-time job.I prefer the safety, stability, and steady stream of income from maintaining my full-time job as opposed to the more immediate increase in freedom and autonomy from pursuing real estate full-time; at least, until I feel that I'm making enough from my investments that I can comfortably make the transition.

Of course I have been so busy fixing up one property I have not devoted the time I should to trying to rent my other ones.Real estate ebbs and flows like stocks do.All paths have ups and downs, I wish you luck which ever path you take and hope it is a pleasant path.

In my opinion, the more time you can devote to it, thus getting through the material in a shorter amount of days, the better you will do.
