@Monique Burns My advice to you is keep trying.

I have most of it worked out and she has reviewed it, but questioned the section that stated the tenant was responsible for the costs of repair and replacement of all appliances.Is this typical to have the tenant pay for replacement of appliances that naturally burn out? 

Put up new miniblinds if needed, and leave 1 or 2 lights burning at all times (LED's won't move the needle on Elec. usage much).

Property insurance is up to you, but what will you financial situation look like if one of your properties burn to the ground.

Combination of tree roots and old cooking fat kept closing up the pipe.

Your thanks for letting someone in this position live free for two days or two weeks will be a big fat lawsuit from the next tenant that wants the exact same treatment and you say no.  

People I know and trust have been going through 100 MF deals to find one.I've been burned (well, maybe singed) from prior bubbles. 

There is NO benefit for you to take that money up front, but they know that flashing a fat stack of cash will throw some people into excitement.

For turnkey, these should be newNot a fan of the wood stove, I don't like giving tenants any ideas about burning things in the house.Basement looks good.Furnace and Water Heater appear newer.The electric meter is inside.
