@HAILEY ERSKINE Why not pursue purchase money mortgages...no banks, no credit checks...your energy and cash outlay needs to be focused on marketing, not looking at MLS deals through an agent...or buying retail property...

In my experience I didn’t notice windows lowering the  energy costs much, certainly not to the point that they were a good investment by energy standards related to heat bills .

Dodged a big bullet there, thankfully I didn’t buy it...but again if I had the title, it would’ve showed up there.

They destroyed everything in one year that was not bullet proof.

The 4th bullet is a weirdly coherent merger of 2 other bullets from the original 12 (not that you'd need to use an attorney and accountant to set up your cozy.co account), just that the sentence totally makes sense otherwise. 

Why waste your time or energy on this- sounds like a stinker all around.

Since getting a W2 job two months ago, I've focused my spare time (and mental energy) on managing and investing my fixed income. 

If so, is it just easier to bite the bullet and just have a property management company take over everything?

Although I am making decent money right now for someone who just graduated college, I am contemplating leaving my job in the near future about 1-2 months from now to devote all my energy to wholesaling.I have been consistently marketing (cold calling) for almost a month now to vacant absentee lists.

Talk about awesome energy and drive from Rock!!
