We ended up getting the price down to $280,000 ($9,750 less than asking) and further negotiated for the seller to install a brand new HVAC system.How did you add value to the deal?

That being said, sometimes it's not worth the stress entering a brand new market that you don't know a ton abouthope this helps!

Obviously you would want the Starbucks because they have the security of being a global brand with tried and true systems and processes that make it a much less risky investment than a mom-and-pop shop.

(# and size of offices, bathrooms,doors, windows, floor drains, lights, truck docks).If you make an educated guess you will likely still be tearing out or changing brand new walls and concrete, but if you leave it incomplete it is harder to rent.Plan on some extra expense for those tenant improvements.

Everything is fixed or brand new.
