Gentleman,Since last posting I have taken your advice and looked into a few more things such as minimum 3X income vice the rent IDK what i was thinking and it totally makes sense.I looked into Quickbooks as well how do you like the mobile version?

This was right beside our 1st investment property, and we felt it was a much more ready-to-move-in version.

We started with  our first duplex gut job for $15K, 5 -years ago  (now appraised for $125K) , no one wanted to touch it.. but honestly,  once you survive a horrible scenario, everything else seems kind of easy-- you know the saying "when it rains, it pours"---- I have  updated version for landlords specifically...

That's the short version.

Years later, I am a much happier and healthier version of myself but it took so much hard work, sacrifice, and dedication to get here.

Then sign some version of a personal receipt from me to my neighbors as recognition of their participation in the transaction? 

We are located in San Diego ourselves and while I was looking for more "person-to-person" networking, I find more "online" versions due to Covid which I don't particularly like.

If interested, the software works on MS Access 2003, will work on newer versions and I can furnish what is called a Runtime software that will allow you to run the software without MS access, but you will not be able to modify the software without the full version.

I believe they have a different version for cats and dogs.
