I remember this well in Vegas during those time frames and in the markets that were foreclosure clusters.. bad actors advocating this.. could it work maybe .. does it trash owners credit for sure.

I think it's better insurance against bad actors, frivolous booking, etc.

Insurance is kind of like cotton candy, it looks good until you want it then it compresses to a tiny unrecognizable blob.

Back in 2008-12, I was a kid in a candy store getting stuff at well below build price, and rents were great.

This is a terrible place for a consumer to get legal advice, especially with all the potential for scammers and bad actors. 

And I teach how to buy and structure the deal, so one isn't violating banking laws or the S.A.F.E Act or equity skimming, among other serious things.

They left gummy worm candy scattered all about the floor in several rooms, made a golf-ball sized indent in one of the walls, made almost a 2' scratch on another wall, and the icing on the cake was that one of them defecated right next to the back door. 

Just jazz it up with some visual candy like pictures, schedule plans, graphs.

We've asked the police to pick-up patrols; we've identified and evicted most of the bad actors.
