A little bit about my experience in Real Estate… I started a couple years ago doing some house flips in Detroit ( It was a 2 year plan) then decided to sell everything, moved to Washington DC which can’t afford anything in the DMV area but last year I purchased a very nice 3500 SQFT Duplex in Shaker Heights, suburb of Cleveland.

It was built in 1973, is in fantastic shape but dated, has a 4 year old roof, is in a good part of town, 1,100 square feet upstairs as well as down and both apartments are 2 bed 1 bath.

As a side note, I canceled my paid subscription with Rentometer recently when I was researching this property:   421 N Washington Street, Jacksonville, FL 32202 Rentometer (Paid) showed 1BR at $1,026 and 2BR $1,318.

If you're buying right then getting the loan refinanced shouldn't be an issue. my dad was doing sub to wraps in the 70s when I got into RE and I have done well over 200 of them personally.. until OR WA changed the laws dealing with pre foreclosures.
