Electrical - Ask the current owner for 12 months from their supplier.

Also, a clause stating that a list of all subcontractors and suppliers will be provided to you.

I couldn't disagree more.I could list off the top 10 deals that I've obtained that did not fit this, in a good way.I could list off the often inherent conflict of interest that is usually present from people that say this - ie: the window supplier/installer that is selling the $700 windows with little added value, etc. 

First time poster, but in the hospitality business as a supplier.

You have to approve what they choose but once they decide what they want, you give the check to the supplier NOT THE TENANT and make the tenant provide you with the full receipt  once the flooring is installed.

We're very familiar with the suppliers and tactics of all the TK's in Indy. 

Being new to an area it's always a challenge finding subs and suppliers to get bids from etc.
