First flip with good margins and intending to do more in the realm of real estate?

In the winter the gas bill is a lot higher due to heating, but electric is lower.

This will avoid a lot of confusion. 

It would cost a lot to get the planning approval and do a complete renovation of the 2 units.Can anyone suggest what would be my options at this point?

If you did finance some of the purchase using a non-recourse loan, then you need to read up on UBTI/UDFI and there are some taxation benefits that the IRA can achieve since it now owes taxes in that scenario.

I don’t want to offend or halt negotiations by asking for 100% of repair costs (obviously) and I know there are a lot of variables….just looking for a general starting point.

Definitely can be a lot of moving parts, but it's crucial (in my opinion) to learn and be honest with yourself about even liking rental properties.
