How far from the hwy are you, how close is the grocery store, mall, park, public transportation, laundry mat, etc.Drive the neighborhoods your considering.

Fortunately I have flexibility on timeframe and leaning toward the Mat-Su valley instead.

Well I think I kind of hit the jackpot...One month into a new rental purchase, I have to bite the bullet for a new roof, a subterranean termite treatment and a drywood termite fumigation.Property has a flat roof, traditional 2 ply asphalt, with multiple patching over the years, I know the roof is near the end of it's life, and may even been living on borrowed time.When we inspected the property there was just so much leaves on the roof, that it was holding up a "mat" of leaves sitting there for years and with the south florida rain and sun, those leaves have turned into compost. 

Get in, strap up and enjoy the ride.

I looked into these super cheap Detroit places a few years ago and aside from the burned out, stripped condition and bad area, they were strapped with often $9-$12k in back taxes and back-utilities due.  

I even bought new welcome mats for the front and back door and left 'home sweet home' signs out.

I had a knock in a wall of a SFR a few years back and it turned out to be the hot water pipes knocking in the wall because a pipe strap (holds the pipe to the stud) had come loose. 

The stairs had been covered with rubber mats during the original deleading process; even these mats were painted gray.

im am cash strapped right now being in between work which is one of the reasons why eventually I want own enough units to permanently take myself out of the job market.  

I was hoping there would be some special mat that would fix the noise issue.
