Lesson learned.... the adapted to a changing local dynamic/economy.But if a local store has the best price I would rather go pick it up than order and wait for delivery for most items.Even computers, my last 3 laptops I bought at Best Buy.

The sales contract does stipulate that the "unless otherwise agreed in writing, SELLER must remove all possessions, trash and debris, and clean the property upon vacating or prior to delivery of possession."

He was also a month late on delivery and we were getting close to the holidays, so I wasn't patient on offers because I wanted to move it before people got busy with end of year festivities. 

Another concern is Permits and Deliveries.

I sent a copy of the 120 page geological report to them Next Day delivery.

I have used taxi"s a lot over the years for deliveries, taking pictures, delivering messages , papers and ect.   

We entered a contract with a home developer that agreed to buy lots from us at a specified price upon delivery (grading, roads, water, sewer, utilities).  

After my lender (NFCU) blew past my original closing date of July 29th due to not scheduling the VA appraisal in an appropriate amount of time, I thought that we were going to be able to recover and still be able to close on our primary residence and conduct a door to door delivery of our house hold goods. 

One thing that I've found helpful, whether you use a contract or Notice is to have a definite expiration date:"this offer expires Wednesday April 1st at 5pm" or some such.Maybe like this:THIS OFFER SHALL EXPIRE IF NOT SIGNED, ACCEPTED & RETURNED TO BUYER UPON DELIVERY OR BY THE EXPIRATION OF 48 HOURS: ON ________________________AT 4:59 PM. 

Do the keywords include the city name, like "sell my house austin" or is it just "sell my house"Are you doing standard delivery or accelerated delivery?
