Lesson learned.... the adapted to a changing local dynamic/economy.But if a local store has the best price I would rather go pick it up than order and wait for delivery for most items.Even computers, my last 3 laptops I bought at Best Buy.

The sales contract does stipulate that the "unless otherwise agreed in writing, SELLER must remove all possessions, trash and debris, and clean the property upon vacating or prior to delivery of possession."

One thing that I've found helpful, whether you use a contract or Notice is to have a definite expiration date:"this offer expires Wednesday April 1st at 5pm" or some such.Maybe like this:THIS OFFER SHALL EXPIRE IF NOT SIGNED, ACCEPTED & RETURNED TO BUYER UPON DELIVERY OR BY THE EXPIRATION OF 48 HOURS: ON ________________________AT 4:59 PM.
