Either you learn to be good at it, or partner(your business partner, not someone who works on commission/salary/fees) with someone who is good at it. 

Also, I work with a lot of long-term RE investors and none of them look at ROI.

I've been working as a construction manager for years, as well as my partner, so we are not completely unfamiliar with construction, subcontractors, etc.

@Wilson Lau it's centrally located but still needs a lot of work in my opinion and I'm not sure if the infrastructure is quite there yet.

However, there’s a due-on-sale clause risk, so proceed carefully.A lease option (rent-to-own) could also work if you need time to qualify for a mortgage later.

Hello, I am working on my proforma and was wondering:  If a family or friend buys something for your property and you have the receipt do you count that towards your expenses for bookkeeping purposes?
