Is wholesaling supposed to be a little misleading to the seller?

From my experience with caring for an investors books in the past who wholesaled approx. 350 houses, remodeled approx. 55 houses per year, and with their books in great order, I would spend approx. 1-2 hours a week which included payroll.

What would be more scaleable would be managing as many flips as you feel comfortable managing within the skill of your team and wholesaling the rest of the deals.

I can not seem to find a closing attorney that is willing to work with wholesaling or creative financing(assumable mortgages) in the area.
