What I am saying is; the worst thing that can happen to you is your family member who give loans dumps a wad of cash in your hand when you don't know 'poop from Shinola' about the real estate business and you learn about the business with 'loaned money' as you fumble, crash, burn and start to hate the real estate business.The best way to start any business is when you start slow and with your own money because if you have much less money than your relative will lend you then that is much better for you because you need the time to learn before you blow a huge wad of cash while you are trying to learn.You can jump in the water without testing the temperature from 50 feet high, or you can test the temperature by standing on the shore and sticking one toe in at a time.

Be ready for guideline changes, LTV changes, FICO changes, and pricing to swing wildly.The secondary market for these DSCR loans is drying up, and the cost of holding these loans on the lender warehouse lines is super expensive.

We had several extended periods with abnormally low temperatures in Dallas this past winter, that will create high electric bills in an all electric home.You said you replaced the A/C when you purchased the home, did you by chance have heat pumps installed or is the heat just resistive heat (very expensive).Even with heat pumps, when the temps get into the teens, the cost to heat goes up significantly.

@Andrew S.Unless Even if the other units have ducting outside of the conditioned space, I fully expect the OP will see a substantial difference in utility consumption to maintain the living space at the same temperature as the others.However, before ripping out and relocating the present furnace, it may be possible to encase it in a heavily insulated box and thereby mitigate some of the loss presently experienced.

This would also be extremely useful for me working as a MLO for a broker. we are not aloud to choose our appraisers unless you are a Banker and have a warehouse line to fund from, they are selected out of a Pool and sometimes they are not even from the area and have no idea about the local RE market...it would help both the buyer, seller and me as the LO.Just a very useful tool to have for someone in the RE industry
