Hey Jon,Yes you are correct that it is somewhat over personalized with my wifes taste so we probably only get 8% of buyers that it somewhat appeals to.No smell of dogs they are trained and house is always clean.

I've bought a handful of wholesale guides and courses and none of them talk about it (Bill Bronchick's does but there's still not enough info on it for my taste) So we go out there and do what these courses are telling us to do and get laughed at and generate a bad reputation.

My reasoning is to 1.) get a taste of two different agents from the perspective of flipping (I've bought sold my own homes several times) and 2.) try to get agents with more aligned specialites...i.e. my buy agent has lots of investment experience, foreclosures, etc. and is an investor himself.
