The option contract defines a "consideration" (money) paid to owner for the buyer's right to purchase per the terms of all the 9 items in the link I provided, including #7, the length of option time period. 

It's looking like 2018 is the year I pull the trigger on purchasing a multifamily. 

Appreciation is nice, but not my primary consideration.

At 7%+ interest - and rates expected to drop in the next year, I could see an argument to maybe wait for the rates to come down a bit before pulling the trigger.  

My consideration is whether or not I need to be present in the city while I am searching or if it is enough to fly in when something looks like a deal to be considered.I am still curious, though, about what you would look for as I mentioned in the previous post.

Birmingham can be good for investors, many of the cheaper properties are in pretty bad areas and the crime has gotten worse in the last several years, so I would take that into consideration.
