New construction may offset demand and keep your investment from appreciating quickly but as more people push out from the city center, property in those towns will be in higher demand.My preference is eastward towards Wendell and Zebulon.

If you see how many Nvidia GPU is being sold ya some few guys are become millionaire LOL they build AI Data Center everywhere and I would have free job until I am 82 years young, that's what I see from the trend LOLCongrats for Austin though, the trend is very far from stopping.

However, many of those properties are actually on ground leases, so its very rare that the shopping center owner is willing to parcel off a pad and cell it, more often than not they are retaining the dirt and the restaurant is leasing the dirt (generally $100K-$180K annually from most markets I operate in) and then the business builds the building and when they leave the LL gets to keep it and lease it to another tenant.

I do deals with guys from Austin Texas, dallas taxes, florida, New York, California because they are capital markets and we are one of the cheapest states not just for existing inventory but new construction as well. just my two cents. if you like the market here don't listen to other investors or agents get closer to the deal centers.
