Defining what is good enough and what is necessary is tough, but after almost 20 years we know each other pretty well and we know who likes new windows and who just wants to replace a broken window pane, who thinks a $10 gasket on an exterior door will last a couple of years and who wants to spend $1000 having a door professionally installed.

A standard window shop should be able to do single pane glass custom, also you can look in places like habitat for humanity etc.

I agree that this likely will make them motivated sellers, but I'm also very sympathetic to the stress and strain that a major health incident like this can put on a family emotionally.

If that were the case you would need to rewire the house and the 60Amp panel is still not your issue.If you ever wanted to upgrade to central heat and air you will need a bigger electrical panel.If you do upgrade I would go to at least a 150A.

Determining how motivated the buyer is could impact what the seller does.Assuming that the panel is one that will need to be replaced, no matter the buyer, I would most likely put a credit in escrow at close for the panel replacement per an electrician's actual quote (usually $1,300-1,500 around here), and for fixing the rec room wiring.
