Home equity loan for new property investments

Whenever discussions come up to use home equity to invest in another new property one investor in our group is against it (but instead of putting in our own new money I think its a better option overall) any opinions /compelling arguments to help convince him would be helpful thanks!! We have 3 properties already and he keeps insisting on putting in new money which can strain other partners. Tx for your insights in advance!
