I agree with Jeff B regarding what is a "must do" and what are simply complaints. (2,13 as must do)You might want to check out whether (12) screens are a requirement in your neck of the woods (in some places they are); same with those locks on the windows (3).In the future, it might be a good idea to require that non-emergency repair requests (these would typically be things that don't involve what landlords consider "fire, blood or flood") requests be done in WRITING and not through a phone call. 

Plus All forms of real estate is entertaining; keeps my blood flowing; on what I intentionally plan to do.

But, the rewards were worth all of the blood, sweat and tears!
