I agree with Jeff B regarding what is a "must do" and what are simply complaints. (2,13 as must do)You might want to check out whether (12) screens are a requirement in your neck of the woods (in some places they are); same with those locks on the windows (3).In the future, it might be a good idea to require that non-emergency repair requests (these would typically be things that don't involve what landlords consider "fire, blood or flood") requests be done in WRITING and not through a phone call.

The only official rule was if I was getting paid more than $600 per job then I needed to be a contractor.Now I have been told this inspector is just out for blood on every job he goes too.

I don't own any investment properties yet, but I do run a business with 50+ employees so I know a bit of the "cold-blooded" nature that is needed to execute tough decisions.Ultimately, if "my side of the street is clean" then I don't have any major qualms about doing what has to be done.
