FHA loans require properties to be in 110% perfect condition and heaven forbid if you've got some chipped paint, you're not getting a loan until it's been fixed.  

@Cory Johnson I have two duplexes in West Seventh as buy and hold investments. 

They don't want more developments, they don't want more traffic, they don't want anything because they bought their slice of heaven and don't want to share. 

And you'd better actually do the rentals and collect and declare the money because heaven help you if you 1031 into something like that and then get popped for purchasing your primary residence while not declaring rental income and yet depreciating and expensing the residence.A very good creative accountant is a requirement on this one. 

Some neighborhoods pride themselves on being owner-only (heaven forbid lowly renters live nearby) so if you want to live there, that’s the only option.

It's okay to smoke in your car, but heaven forbid you keep the butts in your car and dispose of it properly.
