Absolutely should get more detailed before actually buying, although, your profit is more sensitive to your purchase price, estimated rehab and estimated ARV than it is to buy holding/sell/holding costs, so don't overlook the big hitters.

They have a problem because they don't feel comfortable with the transaction (no safeguards) and they can't often monetize it.I was lucky to find one here in California. 

Additionally, they will be more resilient / sensitive to different market dynamics.
