When running your numbers, if purchasing a home that isn't new construction and less than $1MM, I would estimate 1% - 1.2% of the purchase price as your annual insurance premium. 

Willing to customize to tenant desires FOR A PRICE. obviously, some of the above is accomplished by the particular property you purchased; some by repairs, maintenance and improvements, and some by ongoing service commitment.   

If you wanted to diversify you could use the income and purchase other properties, slowly add other properties. 

What we have learned is that most people avoid these properties entirely, which allows us to purchase them at a significant discount.

Im a firm believer in purchasing rentals.

It might not be the best method but it works for what I own because I only purchase performing notes. 

The lease I had before, I purchased from RentPrep, and I really like it because it covers so many things.

I live in San Diego and am trying to purchase my first investment property I have about 150K to put down but am struggling to find deals that meet my price point. 

Of course, every owner's situation is unique and factors like the legal entity involved, purchase date, adequate passive income that can be offset with the cost segregation study, etc., will need to be considered.
