bone up on Agency and law .. that's 50% or better of the test.also you will have a bunch of practice questions memorize answers.. many times they are verbatim.Getting the license is just like getting a license to fly.. once you have it now you have a license to learn the craft.. the tests do not teach you to fly and they don't teach you how to be an agent.

Hey BP family,I am new to real estate investing but would love some experts insights so I don't get burned on my first dealThis is the property: https://www.zillow.com/homedetails/724-N-22nd-Ave-Bozeman-MT...My thoughts are my wife, 8 month old and I could live in Unit A for a year or two while we rent out Units B & C to help cover the mortgage payments until we build/buy a more desirable family ranch home with min 10+ acres which we've been looking for but have yet to find.My hesitation is I've never been a landlord and am reluctant to get in over my head with property problems while simultaneously growing an online business and being a new father. After some negotiation we counter offered 895k with a 2-1 rate buy down for 20k and the sellers have verbally accepted but since our offer expired we need to resubmit.

I assume that is where a good portion of the variance is coming from.Great job diving into the numbers on the properties as that is always good practice and allows you to better understand what numbers you want to input on the various types of assets you explore investing in.

So, then you’d have change title to your personal name to refi using a primary residence loan, so you’d have to find a lender, FHA is out, which would let you Simultaneously transfer title to your name and refi at the same time…might need some luck on that one. Also it is Not a cash offer, which means you Already have the cash when you offer…..which is Why people prefer a truly cash offer, since there is No chance of the sale falling through due to the buyer being unable to get the loan (for their “cash” offer).

So in practice, an annual lease term seems one-sided for the tenant's benefit.

I've been practicing by analyzing 1 deal per day and I have a very general grasp on all the factors that must be taken into account and the process, but I wanted to know what everybody else does first and how they identify a good deal before they do a deeper dive.
