Going to that level is a totally different game, you will have a bunch of employees, substantial overhead and a big pot of money which basically forces you to continue buying so you don't have to give the money back and cut your employees.

I frequently have situations coming up, like a chronically late paying tenant who wants to leave voluntarily to avoid eviction, and roomates who are leaving or getting kicked out by their other roomates.I am getting this form from a landlord legal guide.

Those who lost a home to foreclosure think that they have fewer options - and if you consider accepting them, you should play that up; if you had to evict them, then the pool of landlords who would accept them would diminish.I agree with MikeOH on the point of only taking them if they left voluntarily from the foreclosed home, and avoiding them if they were evicted/ejected.

These guys don't have a pot to pee in so they don't have the option and I'm not restructuring the mortgage so they can profit.Anyway we have a deal for me to give them $2K, forgive their mortgage and resell it.
