In our lease, the tenant and I agree that if the LL (me) has any reason to suspect a guest has overstayed the limit, the tenant will furnish me with evidence of the guests permanent housing.

So worst case -- if the market tanks permanently -- one can move away from a $5M asset with having lost the 20% portion.I'm not aware of any other asset -- apart from direct RE -- that can be leveraged this way.Stocks have leverage too through margin but that can wipe someone out since the margin call is executed automatically and the high liquidity makes the asset evaluated everyday.

With all of the rapid changes and technological advances, everything is just an app or fingertips away and it would be interesting to start to hear what works for certain guests to maybe spot a possible trend developing as the episodes go on if the question could become a permanent fixture.

In this case we poured footers to put on a permanent foundation and did cinder block skirting, so we paid more for that than you will for typical skirting.By the way - cheap skirting can be a pain in the backside when it comes to yardwork.
