There's no rule or law against providing an MLS sheet to you.I'd recommend having a very open and clear conversation with your agent asking them to outline how they get paid, what they do to deserve charging you above and beyond the commission stated in the MLS, and ask them to provide all MLS sheets that you request.  

Some of the most intimidating people I know are 5 ft women.2)  the purchase of a hud home, living in it till you sell it is probably the least risky strategy you have outlined.  

Have you read many REI books...or outlined your goals yet for 2016?

It's the blue print you'll need to really evaluate the property and confirm your approach and price.I think following the valuation analysis, you'll want to incorporate it into a broader business plan that you can present to the owner, outlining the deal details and how you plan to be  successful.  

One thing I didn't mention when I outlined my strategy is using all cash to buy the house and rehab it up front.  

Btw, would the $1500 purchase closing cost you mentioned be over and above OR instead of what I outlined above?

Be sure to outline how the down payment credit was accumulated and consider adding a clause about a partial refund for tenant-buyers who cannot qualify for a mortgage at the end of the RTO. 

The problem is this is my first attempt at actually executing a deal and I have no type of outline as to what I should say over the phone, what questions to ask, etc.
