Its a consideration, but unfortunately not as simple a solution as I would hope for. 

I would then approach the tenant and work out a solution that is far for the both of you.  

If they want to sell now or in six months, you need to know before giving them an offer so you don't lose leverage by giving them an offer now instead of closer to when they are ready to finalize.Since you are already going to the property, take good pictures and make sure you capture the electrical panel, HVAC labels, and plumbing material.

In any case, the result is that the practical authority of the court is used to take assets with a questionable (or no) legal authority.The solution is to remove or vastly hinder a judge’s practical authority over your assets, so that he cannot usurp the legal process and if forced to rely on legal authority.

It doesn't change ownership, just trustees.Talking to an estate planner, a good cpa, etc. will help you find a solid solution. 

It is a relatively new law and solution provided by some states.

I agree though - the solution is definitely a 'who not how' kinda thing!

I heard some believe no local agent that knows what they are doing would  sign this and on the other hand some are very skeptical the city would even  enforce this given the domino effect it may create. since I am considering buying a new investment property in Cleveland I  would like  to know: are there any solution if the city decide to enforce this?
