There are plenty of ways to collect an application fee, but then in most systems I have to manually enter the applicant's data into the credit check system, and it results in a "hard" inquiry dropping their score a couple points.Here's what I'm hoping to find:1. 

I get 6 inquiries, all strong leads, but one of them is a scenario where the potential tenant is only looking because they are being asked to leave heir home so their landlord can sell on April 1.

NYT article says:With FICO (the scoring model required by Fannie Mae and Freddie Mac), credit inquiries for mortgage loans that are less than 30 days old are ignored and have no impact.

I know hard inquiries drop your credit score.

(I'm trying to get as little hard inquiries on my credit as possible, even though it's high)Is the broker being fair?  

You get a qualified tenant immediately that passes all application/screening/background checks, with a single showing, no other inquiries to handle and a quick lease signing. 

I would like to get some ball-park pre-approval numbers without getting a hard inquiry at this time.

I should've clarified, the ad had a lot of details about the property and also my min income requirements (3x rent) and that there'd be a credit and background check so I think most of the inquiries are not coming from left field.
