Account Closed Credit check that allows Landlord to set the Application Fee?

There are plenty of ways to collect an application fee, but then in most systems I have to manually enter the applicant's data into the credit check system, and it results in a "hard" inquiry dropping their score a couple points.Here's what I'm hoping to find:1.

I should've clarified, the ad had a lot of details about the property and also my min income requirements (3x rent) and that there'd be a credit and background check so I think most of the inquiries are not coming from left field.
