I suspect in Omaha you can do very nicely on say 20k a month... and spend say 5% of your income on a toy.. still leaves you 19k a month to live on.. great house in your market probably all in is not more than 3 to 4k a month leaving you 15k for food and cloths.. so you can buy the car :)

The state is in a recession right now (though the medical/healthcare industry which you are in is doing great) so that means job loss and population decline.

no I don't I use Zillow and realtor.com which as you may or may not know really don't have all the properties that are out there for sale for some reason My wife and I enjoy driving in the countryside and anytime I see a sign on something I might be interested in I just called the agent it takes time but I'm pretty obsessed with it so it's all enjoyable to me

I need to know the towns you are focusing on (not counties), what your preferred price point in is (again, not whatever works), the amount of work you are comfortable with, your flip time, whether you have a crew, how many flips you have done, etc.
