Are there creative ways to leverage that first property fairly quickly (within 1 year) to buy a second one?

If you are a solid investor focused agent, I’d be game to discussIt is extremely tough to find cash flow almost anywhere and you have to be very creative to do so in south Florida.  

I even have a mixed use property I’d like to throw in if any lenders can get that creative, but that one’s not a deal breaker.I currently use several DSCR lenders for my BRRRR’s, but the 2 main issues I’m running into on this portfolio are: 1) unable to finance the rural properties, and 2) unable to finance the mixed use.Thanks!!!

My next goal would be to invest in out of state short term rentals and add those to the portfolio, but not sure how that would impact my LLC if I create a Wyoming Trust/Holding Company/LLCs and foreign file for incorporation into Connecticut to complete the first deal for the duplex, but then what happens when I want to invest in out of state investments deals/opportunities/homes? 

Those having some success with REI in the New Orleans area are getting deals direct to seller and using creative REI techniques.  

When is the best time to start incorporating these professionals during the journey?
