I use the hardware and the programs between my ears to run my 24 STRs with 84 beds. 

The renter's thought process being: "I can manually change the thermostat if it costs me $50 less each month" is something I would take into account before implementing smart hardware into a rental property.

As far as the finish work, I went with a contemporary (modern) look on plumbing, electrical, and hardware fixtures as well as the kitchen backsplash, sinks, etc.

Also, you can buy spray cans of texture at the hardware store.

I only planned on making $2,000 on my first deal just to get my mailing campaign going and now I have nearly $7,000 to spend on yellow letters, (Well that and a new Louis Vuitton Wallet:)) Thank you BP too:)

For 90% of what I do (I do computer hardware and software for my day job), that would work great.

Your local hardware shop should be able to do it.
