Advantages of this presumably would be you can go faster once you get everything set up but the disadvantages are I think two fold: #1 - you generally have to put all your eggs in one basket with one lender, you end up taking longer to disclose everything you need to a lender on the front end, and #2 - terms can be in my opinion a little less stellar compared to especially owner occupied long term fixed rates (ie: balloons are common, higher rates, etc)Different people will have different ideas of using leverage (amount of debt/equity ratio) but it really depends on the situation there.

I heard similar stories like if it's flooded twice or more than that, your flood insurance sky rocket multiple folds and coverage might be less.

The thing is, im currently renting now, and it doesnt make sense to rent and own a property, but my issue of moving into the property is two folds. 1. im expecting a baby in 1 month and mother-in-law is moving in as well, so will go from 2 to 4. most MF properties ive seen are 2/1 which would be too small for us. im thinking is it wise to use a commercial loan to purchase 2 properties (numbers must work) 1 MF as a total investment, and 1 duplex to live in until i can generate enough cash flow to move into my own SFH.

In all cases in which I was involved we covered the asbestos with fan fold (1/4" thick exterior insulation) and put vinyl over it.In my opinion as long as you cover up the exposed asbestos and can not gain access to it you should be fine.
