My go-to with smaller value properties is a commercial loan, which usually is based on either 15% or 20% down and my favorite lender locally for this is currently between 5%-6% depending on the rate-lock period (between 3-10 years) and the loan is amortized over 20 years.That's my go-to strategy.

Hello,I am a young investor looking to get knowledge on how to utilize seller financing to obtaining 2nd rental property.I bought 1 single family home in Tilbury, Ontario in 2021 and it is not cashflowing AND not able to sell right now as locked in mortgage until 2027.I do have some cash, but not enough for a 2nd property, and I seen plenty of off market seller financing - but I just don't understand the whole seller financing business to obtain.

We still get the odd theft from time to time but it's easy keeping a finger on the pulse when we only do 3-4 rehabs per month or so.Just had one recently but couldn't tell you when it happened prior to that.It's just the nature of the beast and could happen anywhere.At least we don't get car windows smashed by junkies and bags stolen from cars in broad daylight like in San Fran haha not many windows get Smashed Engelo everyone knows you simply keep them rolled down and dont lock your car leave nothing of value.. although you might find someone sleeping in your car.. but its a rookie move to lock your car up tight
